A Rare 1852 Chesterfield County Land Deed w/Plat


State of South Carolina.
Know all men by these presents that John Evans of the District of Chesterfield in the State aforesaid, for and in consideration of the sum of one hundred and fifty dollars to ne in hand paid by Frederick Rivers, Trustee of Mrs. Sarah Ann Rivers, wife of Malla Rivers of the District of Chesterfield in the Sate aforesaid have granted, bargained, sold and released, and by these presents do grant, bargain, sell and release unto the said Frederick Rivers in trust to and for the use of Mrs. Sarah Ann Rivers and her children all that piece, parcel, or tract of land containing one hundred and fifty acres more or less, reference to and from Obediah Gulledge to John B. Pitts will more fully show the boundaries, etc. of the same, together with all and singular the rights, members, hereditaments, and appurtenances, to the said premises belonging, or in any wise incident or appertaining; to have and to hold all and singular the premises before mentioned unto the said Fred Rivers, Trustee as aforesaid, his heirs and assigns forever; and I do hereby bind myself, my heirs, executors, and administrators, to warrant and forever defend, all and singular the said premises unto the said Fed. Rivers, his heirs and assigns, against myself, my heirs, and every other person or persons lawfully claiming, or to claim the same or any art thereof.
Witness my hand and seal this twentieth day of October in the year of our Lord One thousand eight hundred and fifty two and in the seventy seventh year of the Sovereignty and Independence of the United States of America.

Personally appeared before me Hugh Craig and made oath that he saw the within named John Evans sign, seal, and as his act and deed, deliver the within written Deed and that he with James C. Chapman witnesses the execution thereof.

LandPlat-Frederick Rivers
This deed came into my possession approximately 25 years ago. Since that time I have attempted to find the original source of the land deed without any success. The individual I acquired the deed from is now deceased but while living was unable to tell the the actual source of the document.
I do believe that at one time it was available at the Chesterfield County Court House. The statement at bottom of the plat “Copied June 18, 1926” is further evidence that it may have been on file in the Chesterfield CourtHouse.
