The State of South Carolina
                             Know all men by these presents, that we Rebecca Boan of Chesterfield County and Daniel D. Boan of Darlington County heirs and distributee of John Boan deceased in the State aforesaid, for and in consideration of the sum of One Hundred and five Dollars to us in hand paid at and before the sealing of these presents, by Archibald  E. Boan in the state aforesaid, the receipt whereof is hereby acknowledged, have granted, bargained, sold and released, and by these presents do grant, bargain, sell and release unto the said Archibald E. Boan all that piece parcel and tract of land situate lying and being the County and State aforesaid, on the South east side of  the Rocky Prong of Bear Creek and bounded by lands of James H. Hay, Harriett E. Hay lands formerly owned by Samuel Sellers and Estate lands of John Thomas, Containing Ninety acres more or less (it being a portion of a tract of one hundred acres conveyed to John Boan by S. H. Parker on the 2nd day of October A.D. 1841) and conveyed by John Boan  to Wm. B. Davis., Sr.. by deed bearing date the 12th day of December A. D. 1856 and conveyed by Wm. B. Davis Sr. to John Boan by deed bearing date about the middle August A.D. 1857. Reference to the above deeds will more fully appear Together with and singular the Rights, Members, hereditaments and Appurtenances to the said premises belonging, or in anywise incident or appertaining To have and to Hold, all and singular the Premises before mentioned unto the said Archibald E. Boan, his Heirs and assigns forever.And we do hereby bind ourselves our heirs Executors and administrators, to warrant and forever defend all and singular the said premises unto the said Archibald E. Boan his heirs and assigns against  ourselves and our Heirs, and all and every other person or persons, lawfully claiming or to claim the same, or any part thereof. And we the said Rebecca Boan and Daniel D. Boan for ourselves and our Heirs, Executors, and administrators, do Covenant, Promise, Grant and agree to,and with the said Archibald E. Boan his heirs and Assigns by these presents, in manner and form following:  that is to say That we Rebecca Boan and Daniel D. Boan now at the time of the sealing and delivery of these Presents, and lawfully and  absolutely seized of and in the said lands and all and singular other the Premises herein before mentioned and intended to be hereby granted seal released and every part and parcel thereof with their and every of their  and every of their<sic>Appurtenances of a good, sure, perfect and absolute state of Inheritance in Fee simple, without any manner of condition, Trust, Promise,Power of revocation , limitation  or any use or uses or, in other restraint, matter or thing whatsoever, to alter, change, charge, defeat, or evict the same. And Also, that we the Said Rebecca Boan and Daniel D. Boan now Have in ourselves good right full power and lawful and absolute authority to grant, release, and confirm the said lands and all and singular others the premises herein before mentioned, and intended to be hereby granted and released, and every part and parcel thereof with their and every of their Appurtenances, unto the said Archibald E. Boan his Heirs and assigns forever as aforesaid. And Also, that it shall and may be lawful to and for the said Archibald E. Boan his Heirs and assigns, from time to time, and at all times, forever hereafter, peaceably quietly to enter into, have, hold, occupy, possess and enjoy the said lands, and all and singular other the Premises herein before mentioned, and intended to be hereby granted and released, and every Part and Parcel thereof, with their and every of their Appurtenances, without any of the Lawful Lot, Suit, Trouble, Molestation, Eviction or interpretation of us the said Rebecca Boan and Daniel  D. Boan our Executors or Administrators, or any other person or persons  whatsoever; And that free and clear, and freely and clearly, and absolutely acquitted, exonerated and discharged of, and from all and all manner of favor and other Gifts, Grants. Bargains, Sales, Uses, Wills, Initials, Jointers, Decrees, Judgments, Executions, Charge, and Incumbrancers whatsoever had, made done, committed or offered by us the said Rebecca Boan and Daniel D. Boan or any other person o0r persons whatsoever. And Lastly, That we the said Rebecca Boan and Daniel D. Boan and our Heirs, and all and every other person or persons lawfully claiming or to claim any Estate, Right, Title, Trust or Interest of, in, or to, the said lands and all and singular others the Premises herein before mentioned and intended to be hereby granted and released, or any Part or Parcel thereof shall and will from and at all times hereafter, at the reasonable request and proper costs and charges of the law, of the said Archibald E. Boan his heirs and assigns, make do acknowledge, and execute or cause and procure to be made, done, acknowledged and executed all and every such farther and others lawful and reasonable Act and Acts; Thing and things, Conveyances and Assurance in the Law whatsoever for the further, better, and more perfect and absolute granting, conveying and assuring the said Archibald E. Boan and all and singular of the premises here in before mentioned, and intended to be hereby granted and released and ever Part and Parcel thereof with their and every of their appurtenances to and for the
use and behoof of the said Archibald E. Boan his heirs and assigns forever, as by him or them or by his and their council, learned in the law, shall be reasonably denied, or ordered and required.Witness our hands and seal this twenty ninth day of May and in the year of our Lord one thousand eight hundred and seventy nine and in the 103rd year of the Independence of the United States of America.

                   I, W. J. King Trial Justice do hereby certify unto all whom it may concern this Mrs. E. E. Boan, wife of the within named D. D. Boan did this day appear before me, and upon being privately and separately examined by me, did declare that she does freely voluntarily and without any manner of Compulsion , dread or fear of any person  or persons whomsoever  denounce, release, and forever relinquished unto the within named A. E. Boan his heirs and assigns all her interest and estate, and also all her right and claim of Dower of in or to All and  singular the premises within mentioned and released. Given under my hand and seal this Second day of June Anno Domini 1879.
