Four Tracts of Land and a $1650.00 Note Due 31 Sept. 1850

A land deed is a valuable document and can tell us many things about its participates. However, the motive behind the transaction is hidden in the thoughts of the parties involved. 

In 1850, Roland R. Sellers mortgaged 4 tracts of land for $1650.00. That's a lot of money for that specific time period. Sixteen hundred and fifty dollars in 1850 is worth $55,082.08 cents in today’s currency. 

Roland was a very successful man. He had married the Widow Brooks back on 25 December 1844. They had two children's. The widow Brooks was Sarah Pratt, daughter of Samuel Pratt and Clarinda Ann Teal. Samuel was a prosperous farmer and was nearing his end if time. He wrote his Will on 12 May 1843 referring to his daughter Sarah as Sarah Brooks.

Item: I give and devise to Alexander McAlpin and John Pratt and their heirs in Trust for the sole and separate use and benefit of my daughter Sarah Brooks and her heirs the lands situated North of Jones Creek of the first purchase I made of H. W. Harrington together with one half of the old tract I purchased of William Evans also the slaves Hal, Little Joe and Marlow.

Item: I give and devise to Alexander McAlpin and John Pratt and their heirs in Trust

At the death of her Father in 1845 she received Lot #5 in the Land Division of Samuel Pratt, deceased. (DB 13, Pg 92)

Valued at $1000 Lot No. 5 is allotted to Sarah Sellers beginning at a rock by 2 pines 2nd Corner of Lot No. 4 and runs No 8 Wt 4.38 to a rock pile by 2 pines then Wt 11.60 to a stake So 8 Est 4.38 to a stake then Est 11.60 to the beginning containing 5 acres valued at $20. Lot No 6...

In the 1850 census, Roland & Sarah had one child, a son, by the name of William A. D. Sellers, b. 1849. In the 1860 Census, the boy is missing (presumed to have died) and a sister is listed.

Roland R. Sellers to John Pratt

State of North Carolina}
Anson County} Know all men by these presents that I Roland R. Sellers of the County and State aforesaid have this day for and in  consideration of ten dollars to me in hand paid the receipt whereof is hereby acknowledged have bargained Sold and by these presents do give sell and convey unto John Pratt Four tracts of land three tracts of which I this day purchased of D.D. Daniel for the for the boundary reference may be had to the deed of conveyance made by the said D.D. Daniel to me this day the other in the one on which I now live adjoining the lands of  Samuel Pratt deceas'd and Lemuel D. Bennett supposed to contain in all about five hundred and twenty five acres I also have bargained and sold unto the said Pratt for the said consideration Two negro slaves that is to say Becky and Zylph two Girls about 18 or 19 years of age the right and title to the above property I warrant and defend against all claims whatsoever the condition of the above obligation is such that whereas the said Roland R. Sellers hath this day executed to John Pratt one note of hand for Sixteen hundred and fifty dollars bearing date the 31st September 1850 payable one day after date now if the said R. R. Sellers shall well and truly pay to the said John Pratt the above named noted of Sixteen hundred and fifty dollars when thereunto required by the said John Pratt then this obligation to be void and of no effect but should the said R. R. Sellers neglect or refuse to pay the said Note when thereunto required of the said Pratt then and in that case the said Pratt shall have power and it shall be lawful for him the Sd. Pratt to expose to public sale at the Court House door in the town of Wadesboro after giving due notice thereof to proceed to sell all or so much of the above named property as will satisfy the above named Note with all incidental cost that may accrue on said debt. In witnefs whereof I have this day set my hand and seal this the 30th day of September 1850.

Roland R. Sellers died on 13 December 1864 in Savannah, Georgia while serving his country. He is buried in Laurel Grove Cemetery (North); Savannah, Chatham County, Georgia.

Sarah Pratt Brooks Sellers died 23 November 1871 in Anson County, North Carolina. Her place of burial is unknown. There were two known children from this union. William A. D. Sellers died young before the 1860 census. The fate of his sister, Sarah Elizabeth Sellers, b. abt 1851 is unknown.

Roland R. Sellers is my 1st Cousin 4X Removed.
