State of North Carolina Anson County} Whereas, at a sale of real estate for the non-payment of Taxes made in the county aforesaid on the 4th day of May A.D. 1891 the following described real estate was sold to wit: one tract of land situate in Morven Township North Carolina Listed for taxes in the name of M. J. Davis and bounded as follows. Beginning at a rock in the line of Lot No. 1 four pines pts and runs with the line of the Said Lot, then with said Parsons line N 52 E 7.10 chains to his corner stake 2 white oak pts Then with Lot No. 7 N12ln E 19.40 chs to a rock in said lines three pines pots. Then S. 73 W 22.60 chs to the beginning 22 acres of the above described land was sold for the Taxes for the year 1890. The Taxes amounting to One _ 22/100 dollars.
And Whereas, the same not having been redeemed from such sale, and it appearing that the holder of the certificate of purchase of said real estate has complied with the laws of North Carolina necessary to entitle him to a deed of real estate Now Therefore, know ye that I, John H. McGregor Sheriff of said county of Anson in consideration of the premises and by virtue of the Statutes of North Carolina in such cases provided do hereby grant and convey unto W. B. Sellers his heirs and assigns forever the said real estate herein before described subject however to any redemption provided by law. Given under my hand and seal this 12th day of September Anno Domino 1892.      J. H. McGregor

There are several W. B. Sellers but this land deed was most likely executed for William Brooks Sellers, son of Phillip A. Sellers and Martha Ann Brooks. William Brooks Sellers was married to Mary Elimira Carter.

This indenture made and entered into this the 25th day of November AD 1881, by and between Charles S. Phillips and Miles W. Porter wife Mary Ella Porter, parties of the first part, and (1) Elizabeth Phillips (2) Mary Ann Phillips, (3) Lively Phillips, (4) Rachel Sellers wife of Joel Sellers, 5 Sarah Jane Talton wife of C. M. Talton, parties of the second part. All of the County of Anson and State of North Carolina, Witnesseth: That for and in consideration of the sum of Fifty Dollars to them paid by the parties of the second part the receipt of which is hereby acknowledge, the said parties of the first part have bargained and sold , and by these presents, do bargain, sale, alien, convey and confirm unto the said partied of the second part jointly, their heirs and assigns all the rights, title, claim, and interest which the said parties of the first part has in and to the tract of land hereinafter described, that is to say all the right, title, claim and interact that have in and to said land as heirs at law of Reuben Phillips deceased, and as heirs at law of R. J. Phillips deceased by virtue of a deed of conveyance from Reuben Phillips to R. James Phillips, dated December 1st., 1855, and registered on the registers Office of Anson County, in Deed Book No. 14, on pages 539 and 540. Said land is situate in the County of Anson, State of North Carolina, on the waters of Jones Creek, and is bounded as follows: beginning at a pine on Joel Gulledges’ corner the first corner of said tract and runs N. 89 W. 12.80 chains to a stake the corner of lot No. 1 then S. 30 W. 10 chains to a stake the Beginning of No. 5 then N. 89 E. 35 chains to a stake 8 red oak pointer, then 1 East 11 chains to the old corner 2 pines and a pact oak pointer, then S,. 89 East 20.20 chains to the old corner 2 pines pointer, the with the Gulledges’ line N. 9 E. 19.50 chains to the Beginning containing Seventy Five acres more or less, these boundaries being copied from the registry of the deed above referred to. To have and to hold to them the said parties of the second part jointly, their heirs and assigns, all the title, right, claim and interest in and to the above described land, with all the privileges and appurtenances thereunto belonging. In testimony whereof the said Charles S. Phillips and Miles W. Porter and Mary Ella Porter his wife and acknowledges the due examination of the foregoing deed of conveyances, and the said Mary Ella Porter being by me privately examined, separate and apart from her said husband, touching her voluntarily execution of the same doth state that she signs the same freely and voluntarily , without fear or compulsion of her said husband, or any other person and that she doth still voluntarily assent thereto. Witness my hand and seal, this 28th day of November 1881.

Amanuensis Monday~1808 Land Deed-Phillip Sellers to James Ratliff

Today’s subject is an 1808 Land Deed between Phillip Sellers and James Ratliff.1

M214-Phillip Sellers to James Ratliff-page-001 (1)In 1808 Phillip SELLERS sells a tract of land of 140 acres to James RATLIFF. This land was lying on southwest side of the Pee Dee River, at the head of a spring branch of Rushing's Creek, which was a branch of Thompson's Creek. Phillip's wife Mary SELLERS signed (with her mark) this deed also. The deed states that the land had been patented to George McKAY in 1775, indicating by her signature that Mary may have been the daughter of George McKAY (a very slim possibility). Other possibilities are that she may be either a Gulledge or Huntley. No Will or Land Division has been found for George McKAY.

This is the only known document that names the wife of Phillip Sellers (b. 1774, d. abt 1834), son of Hardy Sellers and Mary Cook. The last name of Phillip’s wife Mary is INKNOWN.

There are many trees on Ancestry that shows Phillips wife listed as Mary Rebecca. As stated above, this Land Deed is the only known document that lists his wife's name and it is signed as Mary X Sellers. Nowhere in the deed can you find the name Rebecca.

Sellers of the State of North Carolina, Anson County for & In consideration of the sum Two Hundred & Thirty Dollars to us paid by William R. Sellers of the District of Chesterfield in the state aforesaid, we have granted , bargained Sold and released & by these presents do grant bargain Sell & release unto the said William R. Sellers all our Titles, Claims & Interest of these pieces of land being in the State aforesaid & of Chesterfield District, Situated on the east Side of Cruses Branch conveyed to Rolin Sellers By Phillip Sellers by Deed bearing date of Eighth day of March in the year of Our Lord one Thousand Eight hundred and & twenty one which was willed to us by the last will and testimony of our deceased Father Rolin Sellers the said tract of land with all and singular the Rights Members Hereditaments & appurtenances to the said premises belonging or in any wise incident of appertaining to have and to hold all and Singular the premises before mentioned unto the Said William R. Treasure Chest Thursday~Land Deed, July 1879 to Wm. A. Purvis


July 1879 purchase of 25 acres of land from The Gardner's Sisters by my 2nd Great Grandfather William A. Purvis.

Mary, Sarah & Martha Gardner to Wm. A. Purvis
Know all men by these present that we Mary Gardner, Sarah Gardner and Martha Gardner all of Chesterfield County and State of South Carolina are held and firmly bound unto Wm. A. Purvis of Anson County State of North Carolina in the sum five hundred dollars lawful money of the United States to be paid to the said Wm. A. Purvis his executors, administrators, or assigns, for which payment will and truly to be made we bind ourselves our heirs executors administrators and each of them firmly by these presents sealed with our seals and dated the 23rd day of July 1879. Now the conditions of this obligation is such that whereas the said obligors contracted and agreed to sell and convey to the said Wm. A. Purvis and his heirs all that piece of their land in Anson County, NC East of Reedy Branch from the state line up to a direct line from mouth of Apple Mill Branch to corner of said Purvis fence in his line near the old Spring formerly Archibald McGugan's adjoining said Purvis land and their own land supposed to contain twenty-five acres, at three dollars per acre being the price of purchase money agreed on by said parties. Fifty dollars to be paid on or before the first day of January next, the balance to be paid on or before the first day December 1880 Now therefore if the said obligors on receiving said purchase money in full on or before the terms of payment as herein specified shall make execute and deliver to Wm. A. Purvis and his heirs a good conveyance in fee simple with the usual covenants of all that piece of said above described land. Then this obligation to be null and void otherwise to remain in full force and effect.

Amanuensis Monday - Land Deed DB 6:177


Shadrach Johns is my 2nd Great Grandfather. I have written about him and his family in a past post. He served, at age 60, in the Civil war and was captured at the Battle of Marianna, in Florida. This land deed places my great great grandfather in Washington County, Florida in December 1866. Between this date and the 1880 Marlboro County, SC census, he lost his entire family except for one son and two grandchildren.

Know all men by these presents, that we, SHADRACH JOHNS and MARY JOHNS of the county of Washington and State of Florida, and JAMES EDDINGS, ANN EDDINGS, and REBECCA BONE of the District of Chesterfield, and State of South Carolina, have in consequence of ninety dollars to us in hand the receipt whereof is hereby acknowledged paid by ALICE GOODWIN of the District of Chesterfield and State of South Carolina, have granted, bargained, sold, and released, and by these presents do grant, bargain, sell and release unto the said ALICE GOODWIN all that parcel or tract of land, containing eight acres, more or less, being a part of a tract of land purchased by MARY BONE deceased of A. P.
