Know all men by these presents that  we Joseph Eddins and Elizabeth Eddins of the State of Alabama, and County of Pike, for and in consideration of the sum of Fifty Dollars to me in hand paid by Phillip W. Sellers, the receipt whereof I do hereby acknowledge, do hereby, grant, bargain, sell and confirm, unto the said P. W. Sellers his heirs and assigns, the following described land, to wit, the North East Quarter of the South West Quarter of section Twenty Eight, in Township Eight, of Range Twenty one, containing Forty and 12/100 of acres, to have and to hold the above granted premises to the said P. W. Sellers his heirs and assigns, to their use and behoof forever, And we do covenant with the said P. W. Sellers, his heirs and assigns, that we are lawfully seized in fee of the afore granted premises, that they are clear of all incumbrances, that they are clear we have a good right to sell and convey the same to the said P. W. Sellers his heirs and assigns, and that we will warrant and defend the said premises to the said Philip W. Sellers, his heirs and assigns forever against the lawful claims and demands of all persons, In witness whereof we have hereunto set ore hands and seals, this the 26th day of November A. D. 1855.

The State of Alabama}
Pike County} I Jason Tyson a Justice of the Peace do certify that Richard Eddins who is known to me, appeared before me, and being duly sworn, says on oath, that he was present and saw the grantors assigns their names to the within conveyances on the day the same bears date, and  for the purposes therein named, and that  he attested the same in the presence of the grantors and the other subscribing witness, and that such other witness, subscribing his name as a witness in his presence. Given under my hand this the 21st day of December A. D. 1855.

Philip W. Sellers wife Lydia Eddins is a sister to Joseph C. Eddins.

Joseph C. and Lydia Eddins are my 1st Cousins 4 times removed.
